Deposit and damage disputes are decided by whoever has the better evidence. Usually that's nobody: a few blurry photos in a camera roll, undated, unsorted, and trivially editable. So the person with more confidence wins instead of the person who's right.
Proof is the record.
Lettings already has a document for this: the inventory and schedule of condition, drawn up at check-in, signed by both parties, compared against a check-out report at the end. It works because both sides signed it and each kept a copy, so neither can produce a different version later. Move that record onto one person's phone and both properties are lost at once.
Proof puts them back. You walk the property room by room and photograph each item, marking it Good, Fair or Damaged with a note. Every photograph is fingerprinted with SHA-256 at the moment it's captured. Both parties then sign on the glass, and you seal the report: the seal is a chained digest over every photo fingerprint, every condition, every note, every timestamp, both party names, the sealing date and both signatures, in order.
Change a photo afterwards, edit a condition, swap a signature, rename a party, reorder the entries, and the seal breaks, visibly, and the app says exactly what no longer matches.
Then the handover. A seal that lives only on the phone that made it is still that party's own document. The other side scans a QR code, or pastes a short code, and independently records the digest on their own device. From then on either party can check the other's copy against what they witnessed and get a straight answer: matches, or does not match. Neither has to trust us, or each other.
Then the part that actually ends arguments: move-out lands next to move-in. Same room, both dates, side by side, with what changed spelled out: Worktop: Good → Damaged. Items that didn't change are greyed out so the disagreement narrows to the things that did. Areas that only appear in one report are flagged, because "we never checked the garden" is itself a fact worth recording.
Works for tenancy move-in/move-out, vehicle handovers, and site condition surveys. Everything stays on the device; nothing is uploaded.
