Inspiration (Problem I solved):

Posting, advertsing and Renting of Real Estates Apartments on a website has not been easy at all. Consequently, Tenants/Buyers needs to know and access the Portfolio of the building or propertises they want to rent or buy and such Portfolio may includes 1.) Building Informations
2.) Video Demonstrations of the building
3.) Series of Image display of the building
4.) Tenancy Agreements
5.) Prices, Cities, Location Address, States.
6.) Real Estates Norms and values. Estates Likes and Dislikies etc.

Another Major problem is the issue of managing your Tenants Payments, Checking Dumorages, Renewal, managing Reports from Tenants, Accessing and management of your Tenants data.

Another Problem facing Commericial Brokers is the issue of real-time Communications and files sharing with their respective Tenants.

Another Problem with Estate Renting is that some Tenants will try to evade Payment when their trenting periods expires and I got that covered....

Here is how I solved this problem. I created an application called Xlancers or PropTech Lancers:

A Realtime Freelancing Site for Real Estate Posts Updates, Tenancy Managements, Property Rentals, Buying and Selling.
Tenancy Payments Managements and Renewals. Dumorages Checking. Connecting Brokers, Landlords and Tenants with the ability to build your Tenants Contact List, Chat List and real-time communiction management throughout the transactonal process, Tenant Reports etc.. This application also introduces Transactional System for tracking of Tenancy Payments Dates, Renewal Dates, Dumorages and Tenancy Expiration Dates etc..

3.)Automatic Dumorage Calculations: Some Tenants will like to evade Payments when their tenancy expired. For Instance if tenants rents an aparments that will expire in 30 days. Once 30 days is up, the tenancy will enter Duromrages and Dumorages will display on the Brokers Tenants Managements System.

The Dumorage days will start counting going up. When next the Tenants tries to renew payments, The application will first check the apartment to see if the Tenants has an accumulated dumorages(count in days) and then subtract the owing days(Dumorages) from the renewal and then proceed with Payments.

If the selected renewal plan is those not meetup with the dumorages, the system will request the tenants to apply for a higher tenancy renewal plan to compensate for the debt/dumorages.

4.)Tenancy Management System: Landlord/Broker can easily Manage each of their Property and Tenants seperately or Uniquely by clicking on P & T Management . Landlord/Broker could then be able to:
a.) Access Tenants Bio Data
b.) Can Reach tenants via Email and SMS
c.)Brokers can access Tenants Payments, Dumorages, Expiry and Renewal Status

5.) Friends/Request Connection System:

Brokers, Landlords and Tenants can easily send and recieve real-time connection request. You can build your friends/contact list. Easily have wealth of Tenants in your contacts for future collaborations and Reports.

6.)Realtime one to one Chat Communications with Files Sharing Options: Full Integrated Real-time Chat Collaboration system for Brokers, Landlords and Tenants. This Chat system can be used to manage: a.) Transactional work flow

I can still automate this Reminder to push email and sms messages to this effect all to the affected Landlords, Brokers and Tenants..

9.) Gets Realtime Notifications for any Real Estates Post Updates:
Easily get a Real-Time Notification alerts for each Post status Updates.

1.) : This Real-time DumBell Icon displays real-time Real Estates Post Status updates on the Application.

2.) : This Real-time Message Icon displays real-time One to One Chat Message with Files Sharing Options.

4.) : This Real-time User Icon displays real-time Friends Request and Acceptance Messages.

How to use this Application vs Transactional workflow.

1.)Call up a browser Eg. Chrome, Firefox,UC Browser and Create your Account. You will be required to Enter your Social Security Number(just anything),Passport, National Id Cards and other details for one time background Check..

2.) Once Logged In, If you are Landloard/Broker, You can start Posting and advertizing your Real-Estate Propertise as a Status updates which will then send an automatic real-time updates to all the users of the applications thus advertising your property going forward. The Propert Post updates allows you to share and broadcast your: a.) Building Informations
b.) Video Demonstrations of the building
c.) Series of Image display of the building
d.) Tenancy/Lease Agreements(in PDF)
e.) Prices, Cities, Location Address, States.
f.) Real Estates Norms and values. Estates Likes and Dis-likies etc. all in a single Push

3.) Fully Integrated Search Box to enable Buyers/Tenants to search Properties by Brokers Company Name, Property Names, Property Titles, Property Location Address, City-names and States..

4.)Buyers/Tenants Transactional Work Flow: Once Tenants/Buyers has seen the Property that he wants to buy or lease, he/she could be able to access the following info stated below from each of the property Post Updates.
a.) Building Informations
b.) Video Demonstrations of the building
c.) Series of Image display of the building
d.) Tenancy/Lease Agreements(in PDF)
e.) Price, Cities, Location Address, States.
f.) Propertise Norms and values. Estates Likes and Dis-likies etc.
g.)Online Payments Links for the Property.

Next the Tenants/Buyers will initiate a talk by sending a real-time Connection/friend request to the Broker/Property Owner for interaction. The Property Owner accept the Request and the Tenants/Buyer is addedd to the Brokers/Landlords Contacts/Chat List and interactions will starts immediately in real-time..
This Chat system can be used to manage:
a.) Transactional work flow
b.) Files transfer which includes(Images, Pdf, MsWord, Excels etc.)
c.) Reports and Issues from Tenants
c.) All sorts of Real-time Communications and Conversational follow ups

The System also has a fully Intgerated SMS and Emailing System to allow to sending of SMS and Email messages in realtime to and from Brokers, Lanlords and Buyers user's contacts profiles.

Next Once they was an agreement and files transfer as being done in the chat system above. The Tenants/Buyer will proceed with Payments by clicking a Payment Button attached to that very Property and then proceeed with payment. The Tenants could be able to select the Lease/Tenancy plan sutitable for him and then makes payment which will be sent to the Brokers/Landlords Virtual Account on the System and Invoice will be generated for the Buyer/Tenants which can be access and print from My Purchase. Tenancy Renewal can also be made by Tenants by Accessing My Purchase and then select the appropriate Property.

LandLords/Tenants can easily manage each of their Property and Tenants uniquely by accessing P & T Management Button. From their they could be able to:
a.) Access Tenants Bio Data
b.) Can Reach tenants/buyer via Email and SMS
c.)Brokers can access Tenants Payments, Dumorages, Active,Expiry and Renewal Status

The system also has fully Integrated Transactional & Events Calendaring System: Brokers and Landlords can easily manage and see their Tenants Birthday, Tenants Payments with Dates, Tenancy Expiration and Renewal with dates, Dumorages etc all from Tenants Birthday Calendar, Tenancy Payments and Renewal Calendar respectively.
