Inspiration
Most real estate technology focuses on optimizing the property—better photos, virtual staging, and listing presentation.
But in real-world showings, buyers are not just evaluating the home. They are also evaluating the agent presenting it. Confidence, appearance, and presence directly influence trust and engagement, yet agents have almost no tools to prepare for this moment.
At the same time, MLS regulations in markets like New Jersey and Hudson County restrict virtual staging to furniture and décor only—no people can be added to listing images. This limits the ability to create lifestyle-driven visuals inside listings.
This constraint led to a key insight:
Instead of enhancing the listing with people, we can help the agent show up better in real life.
That idea became ShowVibe.
What it does
ShowVibe is an AI-powered “show-ready” assistant that helps real estate agents look polished, confident, and professional before open houses and property showings.
It combines:
- Apparel Virtual Try-On (YouCam API): Agents can preview different outfits instantly and choose what looks most professional for the context.
- Facial Presence Feedback: AI analyzes smile, posture, and framing to suggest subtle improvements in approachability and confidence.
- Headshot Optimization: Enhances lighting and composition for professional use without over-editing.
- Pre-Show Readiness Flow: A quick, repeatable checklist agents can use before every showing.
Instead of changing the listing, ShowVibe improves the person presenting it.
How we built it
We built ShowVibe as a complementary product to StageVibe, with a strict separation between property data and personal (face) data.
Tech stack:
- Frontend: React / Next.js
- Backend: Node.js
- APIs: YouCam Apparel Virtual Try-On, Lightweight facial analysis (expression and framing only)
Privacy-first architecture:
- Images are processed in-session only.
- No facial or biometric data is stored.
- Explicit user consent is required.
- All images are discarded immediately after processing.
This design ensures compliance with biometric privacy expectations while still delivering real-time feedback.
Challenges we ran into
Biometric privacy risk Facial analysis introduces legal and ethical concerns. We addressed this with a process-and-discard pipeline, explicit consent, and zero data retention.
Avoiding over-editing Agents want to look natural and trustworthy, not AI-generated. We focused on subtle coaching and enhancement, not transformation.
MLS compliance constraints We could not add people to listing images. This forced us to rethink the problem and shift focus from the listing to the agent.
Proving real value AI features can feel like novelty without measurable impact. We defined success using engagement metrics:
$$ \text{Engagement Lift} = \frac{\text{Showings With ShowVibe} - \text{Baseline Showings}}{\text{Baseline Showings}} $$
Accomplishments that we're proud of
- Identified a non-obvious problem in real estate: agent presentation.
- Built a product that fits naturally into existing agent workflows.
- Designed with privacy and compliance first, not as an afterthought.
- Extended StageVibe into a broader agent + listing ecosystem.
What we learned
- The human layer of real estate is as important as the visual layer.
- Constraints (MLS rules, privacy laws) can lead to better product ideas.
- Trust and confidence drive engagement more than perfect visuals.
- Focusing on paying users (agents) creates clearer product direction.
