In a market filled with fragmented information, lack of transparency, and complexity, our founding team—with over 5 years of hands-on distribution experience—saw the urgent need for a modern technology platform. We drew inspiration from global tech leaders while deeply understanding the local Vietnamese market, aiming to make property buying, selling, and investing more transparent, convenient, and intelligent. What it does SGS Land is Vietnam’s leading AI-powered real estate management and distribution platform. It enables users to:
Manage and access a vast inventory of over 45,000 real estate products from major developers (Novaland, Masterise Homes, Nam Long, Vinhomes, etc.). Connect with a network of more than 15,000 brokers and experts. Receive detailed, personalized property recommendations, safe transaction support, and market insights. Benefit from AI-driven analysis for smarter investment decisions. The platform has already facilitated transactions worth over 2 billion USD.
How we built it We launched in 2024 with a core team including Founder & CEO Trần Minh Thiện, CTO Nguyễn Hoàng Nam, and COO Lê Thị Hoa.
Initial phase: Built the core web and mobile platform while integrating data from authorized flagship projects such as Aqua City, The Global City, Izumi City, and Vinhomes Grand Park. Technology: Leveraged AI for personalized recommendations, intelligent chatbots, and real-time inventory management. Growth: Formed official partnerships with leading developers and expanded our broker network while implementing transparent review and rating systems. Every step focused on user experience, data accuracy, and full legal compliance.
Challenges we ran into
Navigating Vietnam’s dynamic real estate market, heavily influenced by policy changes and macroeconomic fluctuations. Building trust in an industry traditionally known for information asymmetry. Integrating and synchronizing data from multiple sources in real time. Competing with established traditional agencies and larger platforms. We overcame these by prioritizing data quality, forming strong developer partnerships, and continuously iterating on our technology.

What we learned
Technology, especially AI, can revolutionize a traditional industry when combined with deep local market knowledge. Transparency and trust are the most critical factors for long-term customer loyalty. Rapid scaling must always be balanced with service quality and regulatory compliance. The power of a cohesive team that blends practical industry experience with strong technical expertise.
What's next for SGS Land
Further expand our inventory and partnerships with more premium developers. Enhance AI capabilities, including price forecasting, risk analysis, and VR/AR virtual tours. Scale operations across more provinces and potentially into regional markets. Build a stronger investor and broker community with the goal of becoming a leading real estate platform in Southeast Asia.
