Inspiration

As a real estate investor, I grew frustrated with generic calculators that overlooked critical factors like tax deductions, appreciation, and vacancy rates—costing me time and missed opportunities. I wanted a tool that mirrored the nuanced financial analysis I did manually, making it accessible to all investors, from new buyers to seasoned landlords.

What it does

RentalProfit Calculator delivers comprehensive rental property profitability analysis: it calculates net cash flow, tax benefits, ROI metrics (cash-on-cash return, cap rate), and 5/10-year projections with interactive charts. It accounts for every expense—from mortgage amortization to landscaping fees—and visualizes equity growth over time, all with a sleek, intuitive UI.

How we built it

I started by mapping out core financial formulas (e.g., monthly mortgage: $M = P \times \frac{r(1+r)^n}{(1+r)^n - 1}$, where $r$ = monthly rate, $n$ = total months) and validating them against industry standards. I built the frontend with React and TailwindCSS, integrating GSAP for 3D parallax/glass morphism effects and Chart.js for dynamic visualizations. I prioritized real-time calculations (updating within 500ms of input changes) and responsive design for mobile/desktop.

Challenges we ran into

The biggest hurdle was balancing complex financial logic with smooth UX—ensuring real-time recalculations didn’t lag while rendering animated charts. I also struggled with making 3D parallax effects performant on low-end devices, and validating tax deduction calculations to align with IRS guidelines required rigorous testing.

Accomplishments that we're proud of

We created a tool that’s both technically sophisticated and user-friendly: it handles granular financial calculations (e.g., 27.5-year depreciation for buildings) while delivering a premium, animated UI. Users no longer need to piece together spreadsheets—everything is in one place, with clear visualizations that make complex metrics understandable.

What we learned

I deepened my understanding of real estate finance (from amortization schedules to tax law) and learned to optimize heavy animations for performance. Most importantly, I realized the value of centering user needs—simplifying complex data without sacrificing accuracy is key to making financial tools accessible.

What's next for this project

We plan to add multi-unit property analysis, refinancing scenario modeling, and integration with real-time mortgage rate data. We’ll also introduce customizable tax scenarios (state-specific rules) and a portfolio management feature to track multiple properties—empowering investors to scale their strategies with confidence.
