Inspiration

Living in a hyper-competitive urban rental market, I watched friends and colleagues struggle to put together polished applications—many were qualified but lost out due to disorganized docs or lack of strategy. I wanted to create a toolkit that leveled the playing field, turning stressful application prep into a streamlined, confident process.

What it does

Rental Application Helper is a one-stop dashboard for renters: it delivers customizable checklists (tracking every required document), actionable credit score tips (from a landlord’s perspective), professional income templates (for every income type), tailored recommendation letter templates, and AI-driven application strategies to stand out against other applicants.

How we built it

We started with wireframing the card-based dashboard in Figma to prioritize usability, then built the front end with React for smooth section navigation. Node.js powered the backend logic for document generation, while text-generation APIs fed personalized credit and strategy content. We integrated export plugins early to ensure all docs are copyable/downloadable, and tested the UI rigorously for flow and accessibility.

Challenges we ran into

The biggest hurdle was balancing depth with simplicity—we needed to include detailed advice (e.g., landlord credit expectations) without overwhelming users. We also iterated repeatedly on the income template logic to ensure formatting matched what property managers expect, tweaking JSON data structures to support freelance, self-employed, and student income types.

Accomplishments that we're proud of

We created a seamless, professional UI that feels intuitive (no clunky navigation!) and built document generation that produces landlord-friendly, polished output—no more generic templates. Most importantly, beta testers reported feeling far more confident in their applications after using the toolkit.

What we learned

We learned to center user empathy in every decision: renters don’t need complex tools—they need clear, actionable support. We also gained insight into how landlords evaluate applications, which shaped the credit and strategy sections to align with real-world expectations, not just generic advice.

What's next for this project

First, we’ll add localized market insights (tailored to major urban areas) to make strategies even more specific. We also plan to integrate a lightweight progress tracker (for long-term credit improvement) and explore partnerships with rental education platforms to expand reach. Eventually, we’ll add mobile optimization to make the toolkit accessible on-the-go—critical for renters touring properties.
