A property sale can start losing time before anyone sees where the problem began. One missing paper may not matter alone. Then come unclear seller choices, probate doubts, leasehold information or commercial points appearing only after a buyer has already gone on to spend time and money

Property Pack Ready, or PPR, started with a simple question: can a seller organise these matters sooner, before marketing or accepting an offer? We help to give property transactions a better chance of completion to further ensure the seller/client will not become part of just under 1 in 4 agreed sales failing to complete.

PPR works as seller homework and DIY preparation before the professionals are instructed. It covers property information, paperwork, priorities, commercial choices, optional probate readiness and a final handover review.

Where answers conflict, one choice becomes unavailable and the seller is told why. An occupied property, for example, cannot also be marked as empty at completion. The score only counts settled facts and choices. Something requested, awaiting or still being checked remains incomplete.

What we learned

We learned that readiness is not the same as completion. A pending action matters because it has been identified, but it should not raise the score as though the work were finished.

We also learned that useful workflow design is often less about adding more questions and more about stopping wrong answers from flowing further through the process.

The language took several attempts. Some words made sense from a conveyancing perspective but could still leave a seller unsure or stuck. The wording needed to bridge technical knowledge with situations sellers face.

The professional boundaries also became clearer. The seller can organise facts, priorities and constraints. The agent or auctioneer advises on the method of sale. The solicitor confirms authority, title and terms.

How we built it

We built PPR in Codex using GPT-5.6.

The prototype uses HTML, CSS and JavaScript with Vinext/Cloudflare tooling. Local browser storage allows the seller to return on the same device and continue the record.

Codex helped us turn seller-readiness and commercial-choice material into something a seller could actually move through. We worked repeatedly on the wording, navigation, scoring, conflict controls, prepared email and professional handover.

Important legal and financial boundaries were not left for the model to decide. We used fixed conflict rules and automated tests covering local saving, probate fields, calculations, locked choices, handover and email preview.

The next stage is a controlled GPT-5.6 clarification layer. A seller could describe their position in plain language and receive proposed answers, missing-fact prompts and questions for the correct professional. Each suggestion would require the seller’s acceptance, while fixed rules remain the final conflict check.

Challenges we faced

The main challenge was making PPR useful without pretending to give legal, tax or valuation advice.

Scoring was another issue. A rising percentage can look reassuring while important work remains unfinished. Requested, awaiting, arrange and check actions therefore remain incomplete.

We also did not want PPR to become another long property checklist. It needed to remove false choices, show what may take longest and give the seller a clearer next action.

The handover had to be practical as well. The seller should finish with something that can be shown to the agent, auctioneer or solicitor, rather than information still scattered across emails, papers and memory.

The point remains simple: start the slowest work earliest, give professionals a better starting record and avoid important matters appearing only after the buyer has spent time and money.

The PPR demo is now live.

I kept the prototype focused on one issue: a property seller can have the papers, intentions and dates in their head, but the professional handover is often still unclear.

The route records defined points, shows what is not yet complete, and prevents choices that clash. The result is a more usable seller record for the agent, auctioneer or solicitor.

The next stage is secure professional confirmation, not simply adding more questions.
