Inspiration

Building-plan review often starts too late. Homeowners, small builders, and even professionals can spend significant time preparing drawings and documents before discovering that something is missing, inconsistent, or may conflict with local requirements.

The problem becomes harder because construction rules are location-specific. Requirements can change between countries, states, districts, municipalities, development authorities, cities, towns, and villages. A generic AI answer is not enough when the actual decision depends on the jurisdiction where the project will be built.

We created PlanPass AI to make the first layer of professional building-plan readiness accessible to anyone.

Our goal is simple:

Help users reach R100 before they build.

What PlanPass AI does

PlanPass is a location-aware AI building-plan pre-check platform.

A user creates a project, enters the project location, uploads plans and supporting documents, and receives a structured R100 Readiness Report.

PlanPass evaluates areas such as:

local-rule readiness
dimensional and planning information
document completeness
safety and technical concerns
required permissions or NOCs
jurisdiction confidence
unresolved or low-confidence findings

The result is scored using the PlanPass R100 Standard.

100/100 with no unresolved mandatory blockers means R100.

Anything below R100 receives a clear correction path instead of a vague score.

Users can make changes, upload a revised version, and run the check again for free.

Free first, expertise when needed

We deliberately designed the first AI assessment to be free.

A user should be able to experience the quality and usefulness of PlanPass before being asked to pay.

The free experience includes the R100 scan, identified issues, evidence, correction guidance, and re-checking.

When a user wants additional confidence, PlanPass Verified provides AI-assisted professional verification at a launch price of ₹499.

AI handles repetitive document preparation, analysis, matching, and prioritization. Qualified architects or civil engineers remain responsible for professional judgment and verification where it is needed.

The purpose is not to replace professionals. It is to make their expertise accessible earlier and allow them to spend more of their time on work that actually requires professional judgment.

Location-aware by design

PlanPass is being designed for global location awareness rather than a single fixed regulatory prompt.

During onboarding, the platform resolves the user's project location and builds a jurisdiction chain such as:

Country → State/Province → District/County → Municipality/Development Authority → City/Town/Village

PlanPass then retrieves the most relevant available rule sources for that jurisdiction.

Verified regulatory coverage expands jurisdiction by jurisdiction.

When verified local coverage is not available, PlanPass clearly communicates that limitation rather than presenting an AI-generated assumption as an official requirement.

Each supported rule can retain its authority, source document, jurisdiction, effective date, citation, and verification status.

This creates a more traceable foundation for AI-assisted compliance analysis.

How we are building it

Gemini acts as the intelligence layer across the PlanPass workflow.

The system is divided into focused AI operations:

Jurisdiction Agent identifies the relevant location and authority context.

Document Agent extracts and structures information from uploaded plans and supporting documents.

Rules Agent matches the project with relevant verified rule sources.

R100 Analysis Agent evaluates the available evidence and produces structured findings.

Correction Agent turns failed checks into an ordered action plan.

Operations Agent assists with customer follow-up, professional routing, and execution logging.

The final R100 decision is not based only on free-form model output. Structured AI findings are combined with deterministic scoring and mandatory-blocker rules.

Every important AI action can also be recorded in an execution log so we can measure how much of the business is actually being operated by AI.

The R100 principle

We did not want another AI tool that gives users an arbitrary confidence percentage and leaves them wondering what to do next.

PlanPass has a specific destination:

R100 — 100/100 readiness within the PlanPass assessment standard.

If a project receives 94/100, the platform identifies exactly what is preventing the remaining six points.

The user fixes those issues and runs another assessment.

The journey becomes:

Upload → Analyze → Fix → Re-check → Compare → Reach R100

R100 does not represent or guarantee approval by a government authority. Final statutory approval always remains with the applicable authority and qualified professionals. It represents completion of the readiness checks supported by PlanPass and the verified information available for that project.

Challenges

The hardest part is not calling an AI model. It is building a trustworthy system around it.

Local rules vary dramatically between jurisdictions. Source quality varies. Plans can be incomplete or difficult to interpret. Some decisions require professional judgment and should never be presented as fully automated conclusions.

That led us to design PlanPass around provenance, confidence, jurisdiction coverage, mandatory blockers, and human escalation instead of treating AI output as unquestionable truth.

What we learned

One of our biggest lessons is that AI becomes much more useful when it knows when not to make a decision.

A professional AI system should distinguish between:

what it knows,
what it can support with evidence,
what remains uncertain,
and what requires a human expert.

That principle now sits at the center of PlanPass.

Where PlanPass can go next

Building-plan readiness is our starting point.

The broader opportunity is creating an AI-native bridge between everyday people and location-dependent professional expertise.

PlanPass can eventually support more jurisdictions, more project types, professional dashboards, organization accounts, expanded rule packs, and deeper collaboration between AI and licensed experts.

For now, our focus is deliberately narrow:

Make the first building-plan readiness check accessible, evidence-based, location-aware, and useful enough that people can act on it.
