Ostire: The Intelligent Property Passport for Every Home

Inspiration: AI has gotten good enough over the last six months to handle almost any knowledge work, however nearly all of that effort is chasing enterprise problems. We asked a different question, what is the most boring unglamorous consumer problem AI is uniquely suited to solve that has been neglected? We landed on the home

The Problem: Managing a home is the job nobody asked for, invoices, warranties, rates, quotes scattered across inboxes and drawers with nothing connecting them. It costs the average household over six hours a month, and up to thousands of dollars when something gets left in a stack of unread letters piling up on the kitchen table. The home is often someone's most valuable, most emotional asset. It shouldn't bring this much stress

What Ostire Does: Every home gets a "Passport " a permanent record of its physical profile, providers, assets and documents, maintained by an intelligent assistant with its own email address for that property. When a bill or warranty arrives, the assistant reads it, extracts all important fields, verifies it against the operating state of the home, files it, and queues a human in the loop approval.

Why Now: Wealthy households have always had property managers to run this for them. Everyone else does it themselves, Ostire's real competitor isn't another app, it's a dusty filing cabinet, a personal inbox and an out-of-date spreadsheet. Against the ~A$18,000 a year the average Australian home costs to run, Ostire delivers that same professional-grade oversight for a fraction of the cost.

How Ostire is built: Ostire runs almost entirely on Google infrastructure, with Gemini doing the core reading and reasoning in production, understanding documents, matching them to property history, drafting real correspondences. We built our own software architecture model for agentic development, adapted from C4 to move fast without losing engineering discipline as the system grew.

The Challenges: AI is non-determnistic by nature, ask it the same question twice, you will get two slightly different answers. Fine for a chatbot, not when you are trying to discuss quotes with a plumber over email or file your home insurance renewal. So we built a proprietary agentic execution system, a durable digraph based workflow engine so Ostire behaves predictably even when the model underneath doesn't. Paired with domain knowledge on how a home operates built on 30+ years of experience, Ostire can manage your property better than professional home managers.
