Inspiration

Cross-border real estate investment across Southeast Asia—specifically Thailand, Cambodia, and Bali—suffers from severe information asymmetry. Overseas buyers routinely face misleading guaranteed rental yields (omitting CAM fees and local taxes), non-standardized multi-page legal contracts, and inaccurate map coordinates due to informal street naming. NovAsia Estate was built to replace broker bias with algorithmic financial validation and automated legal due diligence.

What it does

NovAsia Estate is a specialized PropTech intelligence platform and property marketplace:

  • Automated Contract Auditing: Ingests physical scans and PDFs of Sales & Purchase Agreements (SPAs) and master leases to extract staged payment milestones, developer covenants, and foreign ownership quotas (e.g., Thai 49% Foreign Freehold quota, Cambodian Strata Titles).
  • Empirical Net Yield Modeling: Automatically models true net yields by factoring in local withholding taxes, sinking funds, common area maintenance (CAM), and historical occupancy seasonality curves.
  • Cadastral & Spatial Validation: Uses PostGIS boundary layers to verify developer claims against coastal boundaries and transit lines.

How we built it

  • Backend & Data Architecture: Python, PostgreSQL 16 with PostGIS 3.4 for spatial cadastral queries, and Redis for high-throughput caching.
  • Computer Vision & Document Pipeline: OpenCV for adaptive deskewing, binarization, and stamp removal on low-quality scanned legal documents, validated with strict Pydantic schemas.
  • Frontend & Presentation: Next.js 14 responsive web portal for seamless property discovery and due diligence report rendering.

Challenges we ran into

Handling bilingual contracts with overlapping notary stamps required building custom OpenCV preprocessing pipelines before passing text to extraction models. Additionally, standard global geocoding services frequently failed in emerging districts, requiring custom hierarchical administrative entity graphs.

What's next for NovAsia Estate

Expanding spatial indexing and developer track record databases across Vietnam and the Philippines, and implementing automated escrow account verification integrations for off-plan milestone payments.
