Inspiration The inspiration came from my cofounder who inherited a property in Mexico but given the cartels and being a foreigner in his parent's homeland, he struggled to inherit it. He was not speaking their legal language, not knowing the laws, not feeling safe, and not feeling like he could get far on his own with hiring and selling the property. On top of it, it would eat a lot of his time.
What it does Inherit AI is a specialized digital assistant that automates the transition from probate to sale for foreign properties. It uses Pro-Hunter to vet English-speaking local lawyers, a Listing Engine to generate high-converting regional marketing in the local language, and the Contract Whisperer to audit complex foreign sale agreements for "red flag" liabilities. By acting as a buffer, the platform allows heirs to manage high-stakes international real estate from the safety and clarity of their own homes.
How we built it The core intelligence is powered by Gemini 1.5 Pro via Google AI Studio, leveraging its massive context window to process entire national tax codes and multi-page property deeds. We used the File API for secure document handling and built a frontend Command Center to orchestrate tasks between the AI assistant, the user, and vetted human professionals.
Challenges we ran into The primary hurdle was "hallucination management" regarding hyper-local tax laws and safety protocols. We solved this by implementing a "RAG" (Retrieval-Augmented Generation) approach, where the AI assistant is strictly grounded in uploaded legal documents rather than general training data. We also had to design a workflow that clearly defines "ownership"—distinguishing between what the AI can automate and what requires a licensed local notary.
Accomplishments that we're proud of We are particularly proud of the Contract Whisperer. It successfully identified a "non-standard" 12-month repair liability in a sample Spanish Arras contract and translated it into plain English. We also achieved a 60-second "Legal Roadmap" generation that provides immediate clarity to someone who, like my co-founder, might otherwise feel completely lost and overwhelmed by a foreign system.
What we learned We learned that in high-stakes legal environments, AI works best as a Project Assistant, not a replacement for human professionals. Users don't want the AI to be the lawyer; they want the AI to find, manage, and translate the lawyer. We also discovered that "Structured Output" (JSON) is essential for turning messy legal text into a clean, actionable UI that provides a sense of security and progress.
What's next for Inherit AI Our next milestone is Direct Integration. We plan to connect with local "Multiple Listing Services" (MLS) APIs to post listings directly and integrate with Digital Notary services to allow users to sign Power of Attorney documents remotely. We are also looking into adding a "Secure Logistics" layer to help heirs coordinate physical property transitions without having to put themselves at risk on the ground.
