Realtors don’t just sell homes—they juggle chaos. 📍Multiple listings, 🏡 endless buyer inquiries, 📞 non-stop follow-ups, and 🤯 trying to remember every single property detail. The problem? 40% of leads go unanswered. Buyers expect instant, accurate responses, but realtors can’t be everywhere, all the time. I thought: What if an AI assistant could handle the heavy lifting—engaging buyers, answering questions, and even nudging them toward offers? That’s where HomiQ was born!

HomiQ is your AI-powered real estate closer. It helps realtors manage multiple listings effortlessly by instantly answering inquiries, retrieving property details, and guiding buyers toward action.

How we built it:

1️⃣ Advanced Retrieval-Augmented Generation (RAG) for Property Data

  • Google Drive stores listing documents, inspection reports, and realtor notes.
  • n8n automation extracts key property details and splits text for structured storage.
  • Pinecone stores vector embeddings, allowing semantic search for instant responses.
  • LangChain + ChatGPT builds a RAG pipeline, ensuring contextually accurate answers about properties, neighborhoods, and legal details.

2️⃣ Smart Lead Engagement with AI Voice & Webhooks

  • We use Twilio for real-time AI-powered call interactions, ensuring buyers get instant, engaging responses.
  • Eleven Labs Conversational AI Agents handle natural, human-like voice interactions, improving buyer engagement and trust.
  • Webhooks from Eleven Labs allow real-time event triggers—when a buyer asks a complex question, the AI: ✅ Fetches listing details from Pinecone vector search ✅ Queries home inspection reports from Google Drive ✅ Generates dynamic responses using LangChain + ChatGPT ✅ Continues the voice conversation seamlessly This ensures fluid, real-time AI-assisted voice interactions, making HomiQ feel like a knowledgeable human assistant rather than just another bot.

Challenges we ran into

⏳ Latency Issues with Eleven Labs While Eleven Labs Conversational AI Agents produce incredibly natural voice interactions, there is still some latency in response generation.

🐛 Twilio + Eleven Labs Custom Websocket Server Bugs Integrating Twilio for call handling with Eleven Labs’ voice agent required a custom server implementation, which proved to be buggy and unreliable at times.

🛠 Debugging Complex n8n Automations n8n automation plays a crucial role in extracting, structuring, and storing property details, but debugging workflows was a major challenge.

What we learned

✅ AI-driven sales need to be more than just chatbots—they must engage emotionally. ✅ Voice AI is the future of lead conversion—it builds trust better than text alone. ✅ Real estate agents will love automation—if it actually brings them more $$$.

What's next for Homiq: Turning Conversations into Closings!

I see massive startup potential in real estate AI assistants! The U.S. real estate market is $100B+ annually. With HomiQ's subscription-based pricing, brokerages, realtors, and MLS platforms can scale their sales without hiring more staff.

Next steps: 🔥 Integrate with Twilio AI Assistant for RAG implementation and OpenAI's streaming API via Twilio. Something, I learnt from the informative talk along with an insightful discussion with Rishabh Kumar today. This will cut down the latency and expense induced by Elevenlabs Conversational AI while keeping all of the current functionality in place. 🔥 Integrate with MLS platforms for real-time property updates. 🔥 AI-driven follow-ups to nurture leads until they close. 🔥 Multi-language support to serve global markets. 🔥 Subscription model for realtors & brokerages—a scalable, profitable business model.
