Inspiration

The inspiration behind EstateXR came from recognizing how difficult it still is for buyers to fully understand a property from traditional materials. Photos, videos, and brochures often force people to imagine what a space might feel like. Even 3D tours lack scale and presence. We wanted to create a tool where users could experience properties at full size, together, in a way that feels natural and intuitive. The rise of mixed reality and spatial computing inspired us to build something that bridges imagination and reality.

What it does

EstateXR is a multiplayer mixed-reality real estate sales experience designed to let users browse properties like never before. It places full-scale digital homes directly into the user’s surroundings. With local shared spatial multiplayer, multiple participants—buyers, families, and sales teams—can explore the same virtual property simultaneously. Whether used at customer homes, roadshows, or experience centers, EstateXR answers property questions visually and immersively. Instead of explaining a layout, you walk through it together.

How we built it

We built EstateXR using advanced spatial mapping tools, mixed-reality development frameworks, and a custom networking system for real-time multiplayer. We created highly accurate architectural models and optimized them for smooth performance on MR devices. Spatial anchors ensure the virtual property stays aligned with the physical space. For the multiplayer system, we built a low-latency sync layer that updates user positions and interactions instantly. During development, we continuously tested navigation, scaling, and room transitions to ensure an intuitive experience even for first-time users.

Challenges we ran into

One major challenge was maintaining stable shared spatial alignment between multiple devices. Ensuring that every user sees the same object in the same place required deep experimentation with anchors. Performance optimization was another challenge—high-detail architectural assets had to run reliably on different devices. Creating an interface simple enough for sales teams and customers to use without training required refining the UI many times. We also needed the experience to adapt to different physical environments, from small rooms to large event halls.

Accomplishments that we're proud of

We’re proud to have achieved synchronized local multiplayer, letting multiple users explore a property side-by-side in mixed reality. The realism and accuracy of our full-scale visualizations significantly enhance understanding for buyers. Early demonstrations at roadshows and private sessions have generated strong enthusiasm from sales teams. Most importantly, EstateXR successfully transforms property exploration into an immersive, collaborative, and confidence-building experience.

What we learned

We learned how crucial precision and comfort are in mixed-reality experiences. We gained deep insight into spatial anchoring, asset optimization, and UI design for non-technical users. We also learned that users value clarity over complexity—simple interactions, clear navigation, and smooth multiplayer experiences matter far more than flashy features.

What's next for EstateXR

Next, we plan to introduce remote multiplayer, enabling cross-location tours. We’re developing interactive customization tools that allow buyers to modify materials, colors, and furnishings. Future additions include AI-powered guidance, voice-based property queries, and analytics tools for sales teams. Our long-term vision is for EstateXR to become the global standard for immersive property visualization and high-impact real estate sales.
