Dholera Special Investment Region (SIR) in Gujarat is India's largest greenfield smart city (~920 sq km)—larger than Singapore and home to the ₹91,000 Cr Tata Electronics Semiconductor Fab. However, statutory land records and Town Planning blueprints were historically trapped in static, scanned PDF gazettes with no interactive geometry or machine readability. We built DholeraMap to create an open 60fps vector GIS atlas for humans, paired with a first-class machine-readable layer for autonomous AI agents.

🚀 What DholeraMap Does

  1. 60fps Cadastral Vector GIS: Deep-zoom vector linework for all 6 Town Planning Schemes (TP 1–6) across 22 revenue villages.
  2. Instant Parcel & FP Search: Real-time cross-referencing of 18,161 statutory revenue survey numbers and preliminary reconstituted Final Plots in under 50ms.
  3. DGDCR 2024 Building Envelope Engine: Automated calculations of permissible Floor Area Ratio (FAR: 1.8 to 4.0+), maximum building heights (15m to 45m+), and ground coverage percentages.
  4. Physical Road Navigation: Verification of abutting TP road widths (18m, 30m, 55m, 70m) and approach junctions to prevent vehicle stranding in regional mudflats.
  5. 100% Agent-Ready Architecture:
    • RFC 9727 API Catalog (/.well-known/api-catalog) in application/linkset+json.
    • Content Negotiation: Accept: text/markdown or appending .md (e.g. /guide.md, /pricing.md) returns token-optimized Markdown stripped of bloated HTML.
    • RFC 8414 & RFC 9470 OAuth discovery and agent auth manifests (/auth.md).

🛠️ How We Built It

  • App & Framework: Next.js 15 (App Router, Turbopack, React 19) with 3,727 pre-rendered static routes (SSG).
  • Mapping & GIS: Leaflet with custom hardware-accelerated Canvas tiles (preferCanvas: true) and compressed binary tile pyramids (parcels.bin).
  • Edge Caching: Cloudflare Smart Tiered Cache with RFC 8288 link response headers and intelligent edge bypass rules for AI agents.
  • AI Synthesis: Integrated Featherless AI open-source model pipelines to synthesize Gujarati revenue records and answer statutory urban zoning queries.
  • Auth & Monetization: Clerk Authentication and Razorpay billing webhooks for instant investor dossiers.
