Inspiration

We started from a simple observation: reading real estate documents—like official sales booklets or judicial auction reports—is complex and time-consuming for most buyers. These PDFs are filled with technical, legal, and financial details that need careful analysis to make the right decision. Comparimmo was created to solve this problem by automatically analyzing such PDF offers and extracting all the positive and negative points in a clear, structured way. The goal is to give users a complete and objective view of the property.

What it does

Comparimmo uses AI to transform real estate analysis. Here’s what it does: Users upload an offer (e.g., a PDF) to the platform. The system reads and understands the document automatically. It extracts all the key factors: price, area, charges, renovation needs, legal clauses, location details, and more. It identifies strengths and weaknesses in the offer. It delivers clear, actionable recommendations to help the user make the best decision.

How we built it

Comparimmo was built by combining: Bolt for SaaS infrastructure, to deploy and scale the platform quickly. DeepSeek and ChatGPT APIs to handle semantic analysis of documents, extract positives/negatives, and generate human-readable recommendations. A modern React frontend for a smooth and intuitive user experience. Carefully designed prompts tailored to each functionality (document analysis, data extraction, recommendation generation). Firebase as a secure database to store user data and analysis results.

Challenges we ran into

We faced several challenges along the way: Collecting and normalizing data from multiple, highly variable sources and formats was difficult. Technical issues with parsing inconsistent or low-quality PDFs. The project is being developed by a single person without formal technical training, which means learning everything while building. Securing user data and making the site robust are ongoing challenges. There’s still a lot of work to do to polish and optimize every aspect of the platform.

Accomplishments that we're proud of

We’ve built an automated analysis that delivers a 360° view of a property, highlighting all key details in one place. It helps users make better decisions, faster, by reducing uncertainty and research time. It demonstrates that clear ideas and determination can produce powerful tools, even with limited resources.

What we learned

AI is becoming increasingly powerful and accessible—things that seemed impossible before can now be built. Our ideas can now become real products, even without big budgets or teams. Anyone can redefine an industry and make a real contribution with the right vision and persistence.

What's next for Comparimmo

Secure investors to help scale the project and professionalize development. Expand geographic coverage to new regions and countries by building local teams. Launch a dedicated mobile app to reach even more users. Develop B2B services for real estate agencies, developers, notaries, and experts. Strengthen the AI to deliver even more precise and personalized recommendations. Find strategic partners to enrich our data sources and broaden our value proposition.
