The question we wanted to answer was simple: how much could rent increase at Collection Équinoxe in 2026? Our goal was to build a solution that we could understand, explain, and defend.

How we built it

Comparing average rents from one year to another was misleading because different apartments were rented each year. To make the comparison fair, we matched each apartment with its previous lease. We used the effective rent after discounts because it better represents what tenants actually pay.

We also looked at renewals, new tenants, Quebec properties, The Met in Ontario, public rental-market data, and provincial rental rules.

For the final forecast, we used the average result from the previous three years. We then tested the same method on earlier years.

Challenges we ran into

The main challenges were understanding the columns, choosing the correct apartment identifier, accounting for discounts, and working with the limited history available for The Met.

We also had to avoid making the project more complicated than necessary.

Final result

Our estimated rent increase for 2026 is 2.46%.

Our planning range is 1.09% to 3.82%, based on how the method performed when tested on previous years.
