Inspiration
As a first-time condo buyer, I was overwhelmed by hidden HOA risks and unclear valuation metrics—no single tool existed to cut through the noise. I wanted to create something that leveled the playing field for buyers, eliminating the information asymmetry that leaves so many vulnerable to costly surprises.
What it does
CondoBuyer Guide is a web platform with interactive tools to compare condo vs. house ownership, assess HOA financial health, review community rules, analyze special assessment risks, and understand condo valuation. Users get a comprehensive $29 analysis report (no subscriptions) to make confident purchase decisions.
How we built it
We built the frontend with React and Bootstrap for responsive design, using Chart.js for financial visualizations. The backend runs on Node.js/Express, with PostgreSQL for data storage. Stripe API handles payments, and PDFKit generates instant report downloads. We focused on real-time interactivity (e.g., sliders for comparison tools) and clear visual rating systems for risk assessment.
Challenges we ran into
Calibrating the HOA financial rating system to align with real estate industry standards was tricky—balancing accuracy with user-friendliness took multiple iterations. We also struggled to ensure payment processing and PDF generation worked seamlessly without user accounts, requiring custom session handling to persist analysis data.
Accomplishments that we're proud of
Creating a fully functional platform that delivers actionable insights without forcing users into subscriptions or logins. The real-time interactive tools (e.g., condo vs. house sliders) and color-coded risk indicators make complex financial data accessible to all buyers, regardless of expertise.
What we learned
We deepened our understanding of real estate financial metrics and HOA governance, and mastered integrating payment APIs with instant document generation. Most importantly, we learned to translate complex industry data into intuitive, user-centric design that prioritizes clarity and trust.
What's next for this project
We plan to expand the valuation tool to include local market data integration, add a mobile-optimized PDF viewer, and introduce a simplified "quick check" tool for users who want a snapshot of key risks before diving into full analysis. We also aim to refine the HOA rule database to cover more regional bylaw variations.
