What it does

How we built it

We built Binsr Inspect Print using a modern, robust technology stack:

Frontend & Framework:

Next.js 16 with React 19 for the web application TypeScript for type-safe development Tailwind utilities (clsx, tailwind-merge) for styling PDF Generation Engine:

Puppeteer 24.27.0 for headless Chrome PDF generation PDF-lib for PDF manipulation and post-processing Handlebars 4.7.8 as the templating engine with custom helpers Template System:

HTML/CSS templates for both TREC forms and modern reports Dynamic data binding with conditional rendering Responsive design principles for consistent output Architecture:

RESTful API endpoints for report generation Modular utility functions for data processing Optimized image handling with Sharp

Challenges we ran into

Template Complexity: Creating pixel-perfect TREC-compliant forms while maintaining flexibility for dynamic content required extensive CSS fine-tuning and careful attention to spacing, font sizes, and layout consistency.

Handlebars Helper Management: Ensuring all required custom helpers (substring, formatPhone, add, length, etc.) were properly registered across multiple generation functions to prevent runtime errors.

PDF Processing Performance: Optimizing Puppeteer settings and image handling to generate high-quality PDFs efficiently, especially for reports with multiple photos and complex layouts.

Static vs Dynamic Architecture: Initially implemented a hybrid approach with static PDF form filling and dynamic HTML generation, then successfully refactored to a pure dynamic system for better maintainability.

Cross-Platform Compatibility: Ensuring consistent output across different operating systems and handling Windows-specific path issues in the development environment.

Accomplishments that we're proud of Regulatory Compliance: Successfully implemented complete TREC Property Inspection Report form compliance with all required fields, formatting, and legal disclaimers.

Template Architecture: Built a flexible, maintainable dual-template system that can easily accommodate new report formats and styling requirements.

Dynamic Data Binding: Created a robust system that handles complex nested inspection data with graceful fallbacks for missing information.

Professional Output Quality: Achieved publication-ready PDF quality with proper typography, spacing, and media integration that rivals traditional desktop publishing tools.

Code Quality: Maintained clean, well-documented TypeScript code with proper error handling and comprehensive type definitions.

Performance Optimization: Implemented efficient image optimization and PDF generation that can handle large datasets with multiple media attachments.

What we learned

PDF Generation Complexity: Working with headless browsers for PDF generation taught us the intricacies of print CSS, page breaks, and ensuring consistent rendering across different environments.

Template Engine Power: Handlebars proved to be an excellent choice for complex conditional rendering, and we learned to leverage its helper system effectively for data transformation.

Regulatory Requirements: Gained deep understanding of real estate inspection documentation standards and the importance of maintaining compliance while innovating on user experience.

Modern Web Technologies: Leveraged the latest Next.js and React features while maintaining backward compatibility and performance optimization.

System Architecture: Learned the value of modular design and the importance of choosing the right abstraction level for long-term maintainability.
